Container Home Process

Option 1 – No site visit

If you are confident that there are no issues with site access to your property by a semi trailer (up to 23 metres in length) or crane within 9 metres of the desired build location, we suggest this option. This assessment helps review property information in regards to logistics to provide a cost estimate for your containered structure, crane, shipping, schematic design, and installation to progress on the next steps.

Included features:

  • Consultation via phone with your designated sales representative
  • Site Accessibility Review
  • If we see there may be issues with accessing the site via trucks and crane we will recommend visiting the site to perform measurements and develop a plan for crane lift and truck staging.
  • Containered structure price, alongside your model and selected options. Cost estimate for shipping and site install.
  • Progression to stage 2 (Schematic Designs)

Option 2 – Site Visit

If you aren’t confident that your site is not accessible by semi trailer (up to 23 metres in length) or crane within 9 metres of the desired build location, we suggest proceeding with this option. This assessment helps review property information in regards to logistics to provide a cost estimate for your containered structure, crane, shipping, schematic design, and installation to progress on the next steps.

Included features:

*Please note Accessibility Assessment costs are deducted from the total build cost if an order is placed.

Once the Accessibility Assessment has been completed and you have selected a floor plan, you will receive site plans showing your Containered structure on the site you’ve chosen for the build.

Included features:

  • Call with Containered Design Team to review design brief
    • Brief includes project goals, budget, styling, placement and orientation.
  • Verification for zoning and planning permits
  • Site Plan
  • Progression to step 3 (Engineering and Design)

Once the preliminary designs have been completed and you have accepted the Engineering and Design Proposal presented during step 2, we will begin the engineering and architectural drafts for council submission.

Below are the deliverables given in this stage:

Building Permit (BP) Draft Package
Overall site plan consisting of elevations, sectional, initial foundation and floor plan designs.
First drafts of architectural plans
This is dependent upon local councils as some allow this whilst others require fully engineered and approved documents.

Planning documents – subject to council requirements
Foundation design
Engineering
Calculations for energy rating
Civil Engineering
Design for septic structures
Soil and environmental report
Flood zone report
BAL rating

When all certification, engineering and architectural documentation is complete, all drafts and any other accompanying documents are compiled and submitted to local council for review and approval. Council fees are dependent on local council requirements. Once approved, building permits will be issued.
As soon as we get the green light from the council we commence the build of your new Containered house. In conjunction with the factory build we also start any site works that are needed in order for delivery and commissioning of the dwelling onto your piece of land. These site works include any additions you may require including decking, landscaping, driveways, carports, septic, pools etc.
As soon as the site is ready and the factory build is complete we organise for the dwelling to be delivered to site and connected to services – electricity, water, sewerage.

When the completion of all site works and commissioning of services is complete a certificate of occupancy is issued and the keys are handed over so you can enjoy your brand new home.
